    Unheard And Unseen The Plight Of America S Homeless Poor

     

    With the rare exception of a special report produced by educational television channels and shown sandwiched between reruns late at night, we seldom see the faces of America's enormous homeless population. They live their street lives in decaying downtowns and slum districts, hidden from our daily commute between work and the suburbs. I live in the Los Angeles County section of Southern California. Within my one county are more than 90,000 people who have nowhere to call home. Like most of my neighbors, I never use public transportation or visit the poorer areas. Unless I make a special effort, I never see the thousands on the sidewalks. It is only when disaster strikes a poor area that the country sees the face of poverty. After Andrew in southern Florida and Katrina on the Gulf Coast of Louisiana and Mississippi, the omnipresent television cameras caught a glimpse of what it is like to be poor in America. We saw the faces of the forgotten lined up in the Superdome and had to admit that the national dream of success and a comfortable lifestyle does not extend to everyone. There are those who believe that the poor bring on their own misery. That anyone with any motivation would be able to work themselves out of the mess. Certainly there are thousands of homeless who have drifted away from the larger society because of drugs or mental illness, the have nots who fail to qualify for the treatment and rehabilitation programs established for the more fortunate. Many thousand more are simply victims of domestic violence, illness, structural unemployment, or a series of events that devastated their former working or middle class lives. Many thousands are simply the working poor. Lacking skills and contacts, they trudge daily to minimum wage, low level positions: motel maid, security guard, custodian, waitress, or day labor. The minimum wage is a social farce for a single individual, never mind someone with children or family to support. Can Congress or the Administration explain how someone clearing less than $200 per week can feed and clothe themselves and their family and yet set aside enough money for even the cheapest apartment? Can the finest financial minds in the country calculate how to pay first and last month rent and a security deposit when there are only pennies left at the end of the week? Yet President Bush moved to suspend the 1931 Davis Bacon Act for the rebuilding of New Orleans. Is it his theory that the poor don't deserve the protection of prevailing wages so he can use that money to protect them from terrorism? The poor and the homeless don't even think about a bomber at an airport or what's happening in the Middle East. They have more pressing concerns such as where is their next meal coming from, how can they educate their children, and where would be the safest place to spend the night. And the oil companies, with their already obscene profits, get a tax break. Where are we heading, folks?

    Is an Inspection Really Necessary? One question that seems to be commonly asked among those who are interested in real estate investment, particularly in flipping properties, is whether or not a real estate inspection is really necessary. The long and short answer to that question is absolutely and I will do my best to explain exactly why this is so. First of all, a real estate inspection is the act of having a qualified (and in many states, licensed) professional take a look around the property you are considering and informing you of obvious and potential damage or problems with the property. This is not something you want your uncle Bob doing, unless of course, good old uncle Bob has had the training and experience to know what to look for in an inspection and know what those things could mean. Many who are planning to flip properties enter into the situation (particularly first time flippers) with the attitude that they know there are problems with the property and that is why they are purchasing the property. The problem is that the untrained eyes may miss some problems that should be addressed before moving along to other problems. For instance, if there were obvious signs of plumbing problems that could result in a leak behind the wall, you wouldn't want to paint that wall or replace the floors until you had the possible leak checked and either confirmed or denied and repaired if necessary. Otherwise you would likely need to undo the work (wasting both time and money) that had already been done by the time you found out about the leak that a competent inspector would have told you about before you even began working on the property. Inspections are great before placing the bid on a house because they actually give investors a bargaining chip. For the true (at heart) investor this is a fact that simply cannot be ignored as it directly affects the bottom line price. If the roof needs to be replace you are justified in offering a lower amount. If the electrical system needs to be updated, this is something that should be adjusted or amended in the final offer. These are also things that are easily identified by a qualified and competent property inspector. Any thing that can save time and money is great when investing in property and an inspection can do both. Another great thing about a good property inspection is that it often sheds light on the amount of money that will be needed in order to get the house in good working (or flappable order). Knowledge is very important in this line of work and can mean the difference between taking on a project (if the repair budget won't exceed the eventual value of the property) or walking away if the expenses would be too great to turn a decent profit. As an investor you should never take on a property that is pretty much guaranteed to be a failure, it is simply not a wise financial move to make. It doesn't matter how much the property calls to you on a personal level in the business of investing the bottom line is the only call you should be taking. More importantly however than any of the things mentioned above, a proper home inspection can inform you of potentially hazardous conditions within the home that the untrained eyes may not take notice of. Some of these things include toxic mold, which can be financially disastrous as well as hazardous to your health; foundation issues, and structural damage that is threatening the integrity of the property. An inspector should also notice the structural integrity of homes that could affect your home if they are weakened or fail all together. While these things seem so simple, it is often the simple things that lead to the greatest disasters.     In order to build and maintain good credit, you must select, use, and pay on your credit cards, and other loans, wisely. Each step is important. Put them all together and your credit rating should rise. Make bad choices and you might hurt yourself in some surprising ways. When applying for credit, only sign up for cards you’re comfortable using for years to come. Getting into the habit of always signing up for the newest card and transferring your balances from the older ones to the latest with the lowest introductory rate can seem smart if it saves you interest and lowers your monthly payment. The truth is, however, that the credit reporting agencies may not be impressed, especially if you close your older cards. Payment history counts when it comes to your credit rating, so you don’t want to close accounts that you have held open for many years. So, if you close your older card when you transfer your balances to the new one, you’re really doing your credit score no favors. Avoid this credit rating pitfall by choosing your cards wisely to begin with and sticking to them. The oldest myth about credit cards is the idea that you should pay off your cards every month to earn an excellent credit rating. Set your own record straight! This proves to the agency that you’re comfortable carrying and responsibly managing debt. Cardholders who follow this rule can watch their credit rating rise. Surely you’ve also heard that making payments on time is a must. Unlike the old myth above, this rule is tried and true. Paying less than the minimum payment or making your payment late will surely bring your credit score down and may also saddle you with late fees that lead to even higher balances. Always make at least the minimum payment on time to avoid being labeled slow or delinquent. If you do have late payments in your credit history, try to stay current on your new cards for at least two years. The reporting agencies pay the most attention to the recent past, not ancient history… so by getting back on track you can help your score go up. To start building good credit with your credit card, you’ll need to obtain the card, use it, and make the first payment before you’ll see any effect on your credit score. You may have to sign up for a secured card in the beginning, which means you’ll be required to put money into an account controlled by the credit card company in order to obtain the card. In this way, any debt you incur using the card is secured by the funds you’ve placed in the credit card company’s account. It’s a way for a creditor to take less risk when dealing with someone who has poor credit or no credit. A secured card is just as good as any other when it comes to building credit, though. Once you’ve made your first payment on time for at least the minimum required amount to the creditor, you should see your credit score start to rise in the following weeks. If you carry a low balance month to month on the card, your credit should improve markedly assuming you have no other problem credit accounts pulling your score down. Other ways to build credit from scratch can include getting a low limit store card or a gas card… just be sure that you can make the payments and stay current. While many consumers misuse credit cards and make poor decisions about purchases, management, and payment habits, you can see that responsible use of credit cards can actually be beneficial and is nearly mandatory when it comes to building and maintaining a good credit score.

    My husband is a coffee drinker. He loves coffee any time of the day. Making a pot in the morning is the first thing that he does. He has a cup while he is getting ready for work; he drinks another cup with his breakfast and then takes a travel mug for his commute. He also drinks coffee throughout the day at work and we often have a pot of decaf coffee in the evenings.

    He will basically drink any kind of coffee, but I tend to like a strong rich blend. I have been concerned about the amount of coffee that my husband consumes. There seems to be new and different studies regarding the pros and cons of drinking coffee.

    Each study seems to have a different out come. I did convince him to switch to decaf coffee in the evenings.

    This has helped with his sleeping patterns. Prior to switching to decaf coffee my husband would fall asleep as soon as he would get into bed, but then he would wake up a couple of hours later and would have a very difficult time falling back to sleep.

    I mentioned this to a friend of ours that is a physician. He stated that this is often a side effect of caffeine. When I mentioned this to my husband he was resistive to trying decaf coffee. He said that he had tried some a few years ago and thought it tasted bitter and gave him an acid stomach.

    I went to a coffee shop that sells brewed coffee as well as beans and blends. I asked if they could recommend a good decaffeinated blend that would not be bitter. I was told that the decaffeination process has been improved over the years, especially if you bought beans that have gone through a natural decaffeination process. I bought a pound of beans and made a pot of the decaf coffee that evening.

    My husband thought it was very good and he did not experience the acid stomach. He agreed that he would drink this coffee in the evenings to see if it would help with his sleeping patterns.

    Within three days of switching to the decaf coffee he no longer had the problem of waking up during the night. He has also agreed to drink more water during the day in an effort to cut down on the amount of coffee he drinks. I think he has agreed to this because he read a study that coffee consumption can affect your prostate health.

    For quite a while now, Final Fantasy has been considered as one of the best RPG games there is and the series is living up to that with the newest version which is Final Fantasy Tactics: War of the Lions. Meanwhile the Dark Knight will enable you to strike at your enemies and take magic points from them to increase your own. The second one is the Dark Knight, which permits you to whack your opponents; but if that isn't enough, you can always steal magic points to add up to your own and it will surely be an asset to your game. As for the intricate plot line in Final Fantasy Tactics: War of the Lions, it has raised the experience to a whole new arena, and everything else will go smoothly. Those other jobs included in the game are quite a challenge, taking you through various levels of gameplay and a staggering 60 battle maps to complete. Final Fantasy Tactics is any RPG fan's fantasy come true. To add more thrill to your gaming, you'll have more character jobs which will take you various of levels to master; but in the end, it should pay off knowing that you have 60 battle maps to explore. Aside from the two mentioned above, you'd have more character jobs available in FF Tactics. And if you have played previous games from the series before, you might recognize some of the characters that will be appearing in War of the Lions. You might recognize some of the characters in this game as some of them are returning for War of the Lions, such as Balthier from Final Fantasy XII and Luso from FF Tactics A2: The Sealed Grimoire. The latest off of the Final Fantasy series takes RPG gaming beyond anything fans have expected from the popular classic. And although there were few who were saddened by the fact that this game is more of an expansion rather than a remake in itself, that is not entirely considered a flaw. This makes things even more interesting as it has taken its leap from the basic premises of the game and infusing more flavor to it. If it's from Final Fantasy, you can be sure that it won't disappoint! When it comes to the technical aspect of the game, role playing has never been this exciting. And though you might experience longer loading times at some points in the game, it's not something to bother you at all.     I'm a big believer in EMAILING press releases. Not only is email dirt cheap, email can often get you in front of editors a lot faster than regular mail or fax. Here's why. Media outlets like radio stations, TV stations, and newspapers get a TON of press releases. During my 20 years working in radio and TV, we got bag loads of mailed press releases every day. Probably 90 percent of them came from politicians and local college athletic programs. Their publicity people are told to send out a release several times a week whether they have any real news to tell or not. Consequently, media get a release every time a congress person helps someone or an athletic field house gets a new folding chair. Are these mailed press releases ignored? You bet they are. Most go straight from the mail bag to the trash. Who has time to open 150 envelopes when most of them are pushing some story you will never be able to use? I know I'll get some notes from a media workers who will say "WE don't do it that way at our place." And you can be sure a few news rooms are very organized about opening, reading, filing, and using releases. Faxed releases work better, but not that much better given the expense. I worked at one station where the manager got tired of the fax machine burning up cartridges printing releases. Faxed releases were routed to the receptionist's computer where she deleted them. At another media outlet, faxes, ads, and all the other things that get faxed spilled out on the floor. Some were read, others were used for scratch paper, and most were trampled on until somebody bundled them into the trash. But wait a minute! If nobody is reading press releases, why do studies claim that 75% of the stories you read in newspapers originate from press releases? The answer lies in email. Email makes it easy to receive a release, forward it to the staff person who covers that particular topic, then store the release in an email "futures" file where it can be pulled up as needed. It's incredibly easy for newspaper people to import the email release into their writing program, change the headline, tweak a few things, and run it as a story. Editors don't like to admit they do this, but we've seen big city newspapers run our releases as articles with very few changes. You can't blame journalists for doing this. Media outlets have cut staffs over and over again during the past 15 years. One person now does the work of three staffers. Here are some tips for making your emailed release the starting point for a media report: 1. Start your subject line with RELEASE. Then follow with the most newsworthy/titillating part of your story. 2. Make your headline the first thing in the body of your email. I like to use two headlines, the second adding more information the first didn't have room to mention. The media person should be able to tell what your release is about just by reading the headlines. 3. Include your contact information after the body of the release. This is becoming the standard way to do things on the Net. Journalists are now used to looking at the bottom for contact info. 4. Keep your release under 400 words. Make sure you have good information the media audience wants, otherwise you don't stand a chance of getting coverage. 5. Take time to send your release to your local media. Send your release to trade publications covering your field. Even small developments can be of big interest to others in your line of work.     Thanksgiving Centerpiece 04

     

    In the family I grew up in, we did not really put a premium on presentation. As a matter of fact, we tended to neglect it altogether. For a holiday like Thanksgiving, for example, we would go pretty all out with the food.

    We would have two or three different kinds of relish, turkey, sweet potatoes, green bean casserole, a salad, and plenty of other gourmet grub, but we would never bother to go all the way and make a Thanksgiving centerpiece. Even simple to make Thanksgiving table centerpieces were beyond our limited holiday preparations. I can not say why exactly, but for some reason or other, it did not seem important to us. That is why I was so surprised and impressed the first time I went over to my girlfriend’s family for the holidays.

    They had an absolutely gorgeous Thanksgiving center piece. It was the perfect expression of the joy that the autumn season brings. The table was decorated with gourds, stocks of maize, and woven straw scarecrows holding little Hershey’s kisses in their hands.

    It was kind of silly, but it was also adorable. What really amazed me about that meal was how much having a festive dйcor really added to everything.

    It really made it a much better day for all of us. The room was bright and cheerful, with little gourds scattered around to symbolize nature’s bounty, and because of that, we were bright and cheerful as well. The next year, I decided that I would make my own homemade Thanksgiving centerpiece. I thought it would be hard, but it really was not. In general, Thanksgiving centerpieces are just a matter of assembling a few different elements. You don’t really have to make anything at all all you have to do is to arrange a few things.

    I decided that a pile of gourds was a must have. Inside of that, I put a bouquet of flowers mixed in with a few stalks of corn.

    It was not quite as polished as the Thanksgiving centerpiece at my girlfriend’s home the year before, but it still looked pretty good. All in all, it was quite nice for a first try. Since then, I tried to have table center pieces at all of my holiday events. I’m going to make a Thanksgiving centerpiece this year, but I think I’m going to go a step farther. I can hardly wait to assemble a nice Christmas centerpiece for the first time. I’m already coming up with some really great ideas.
