    Tips For Easier Wallpaper Removal

     

    Wallpaper removal is easy. Well, maybe it’s not really easy, but I have good news for you. Yes, stripping wallpaper is messy and it is time consuming. You would rather do almost anything else. As a professional, my clients have often told me that if not for the wallpaper removal, they would have decorated the room themselves. It is such a deterrent. While it is a hassle to remove, most people’s real fears center around damaging the wall while stripping the paper. It’s true. You can. I’ve spent as much time repairing that damage. There is no reason that it has to happen, though. Once you understand what is really happening below the surface, wallpaper removal becomes quite simple. Let me talk you through it. First, KNOW that this is going to be a messy job. There is no way around that. Bits and pieces of wet paper, covered in adhesive, will end up stuck to everything that’s not covered. Fortunately, it cleans up easily with some soap and water. We can minimize the extent of the mess, though, by taking the time to place an inexpensive plastic drop cloth over the furniture. Lay a rubber backed runner along the wall. Remove everything hanging on the wall and make sure that the furniture has been moved back from the wall by at least three feet. Okay, now that we have prepped our work area, what’s next? We need to discover what “group” we’re in. To do this, start by finding an edge and attempt to peel the paper off. Here’s where we either sink or swim. Some of the heavy vinyl and fabric wall coverings will just peel right off. Others will split, leaving a layer of plain paper on the wall. What happens then is that when you try to tear off that layer, it comes off in small pieces. A lot of specialty papers and papers that have been painted over fall into this group. There is a third group that we’ll talk about in a few minutes. If your wallpaper is in the first group, the wall coverings that just peel right off, enjoy the rest of your day. You got lucky. There are different strategies we can use for the other two groups that will save you both time and money. Now, for the other 99% of us, there are a number of different products on the market that we could use to remove the wallpaper. I have tried them all. Save your money. All we really need is warm water. Start by peeling off that top layer of paper. What’s left on the wall will be a layer of plain paper and adhesive. Apply the water to the paper with a sponge, squirt bottle, garden sprayer or whatever you have handy that will accomplish the job. Use just enough to saturate the paper without water running down the wall and making a mess. Now for the really big secret to wallpaper removal: WAIT. That’s right, wait. Moisten the area again and wait some more. It normally takes about 20 to 30 minutes for the saturated paper to completely soften the adhesive beneath. Next, use a 6” broad knife to remove the paper from the wall. It should come off easily and in long strips. If it does not, remoisten the paper and wait a few more minutes. Let the water do all the hard work! By wetting the wall ahead of where you are working, it is possible to move steadily around the room once you get started. Now, about that last group. You’ve watered and waited and watered and waited. Frankly, this just isn’t working and you’re becoming impatient. The problem is getting enough water to penetrate the surface and completely saturate the core of the wallpaper. There is a solution. We need to break up the water resistant surface coating of the wallpaper without harming the wall. Now you might be tempted to start gouging at the wallpaper or scraping it roughly. This is not a good idea. This is how you damage the wall. Then you have to spend more money because you have to call a contractor. You are also on his time schedule now. There are special tools made should you run into this problem. I normally use a 36 grit sanding disc to abrade the surface by hand. NOTE: Using a disc this coarse with a power tool will destroy your wall. Make sure to use it manually only! Rent a commercial wallpaper steamer. Steam passes through the perforations made by the sanding disc. It is absorbed by the paper and adhesive much quicker than water. Make repeated passes over an area with the steamer until the core of the paper becomes saturated and the adhesive softens. If an area is being particularly stubborn, try going over it again with the 36 grit disc to allow additional steam to penetrate the paper. Don’t waste your time scraping at areas where the adhesive has not yet softened. I cannot stress enough that this is how walls get damaged. Steam the paper until the adhesive softens. Remove the paper with your 6” broad knife. You should see good results with the steamer. So wallpaper removal is not always easy, but nobody said that it has to be a painful experience either. Have a wallpaper removal party and invite all your friends. Treat them to dinner afterwards and make it a girls’ day. Or how about a contest with the kids. Always keep a picture in your mind (or on the fridge) of how beautiful the job will turn out. Be proud! Life is too short, so don’t sweat the small stuff. Now, let’s get going!

    Carpal Tunnel Syndrome A Secondary Effect

     

    What causes carpal tunnel syndrome to develop? Although there are many professional opinions out there regarding the subject, most do not provide an accurate description of how carpal tunnel syndrome actually occurs. What is agreed upon is the fact that the flexor tendons and median nerve are operating in a much smaller space than they were prior to the onset of symptoms. Many professionals state that it is the swelling of the involved tissues that is diminishing the space and others say that is caused by a muscle imbalance between the flexor and extensor muscles that is causing the carpal bones to shift into the carpal tunnel, making the carpal tunnel much smaller. After much research, my opinion is that the swelling is a “secondary effect” of the nine flexor tendons and median nerve having to glide through the carpal tunnel which has decreased in size due to a muscle imbalance*. How does the carpal tunnel decrease in size? The carpal tunnel decreases in size because the flexor muscles that ‘close’ the hands are exercised on a daily basis with virtually every activity we perform, and they become stronger, shorter and tighter than the extensor muscles that ‘open’ the hands, thus causing the carpal bones to shift inward, collapsing the carpal tunnel and making it smaller. As the tendons and median nerve slide back and forth in the much smaller space, friction between the tissues occurs. What does friction in the carpal tunnel cause? Friction between flexor tendons and median nerve within the carpal tunnel causes inflammation and swelling, which puts pressure on the median nerve, resulting in carpal tunnel syndrome. This is the reason that surgeons sever the carpal ligament, making more room for the flexor tendons and median nerve to move around in. If the carpal tunnel is returned back to its original size, prior to the onset of symptoms, the friction and swelling is eliminated and the symptoms disappear. Continually performing repetitive wrist and finger flexion while symptoms are already present will ultimately aggravate the existing condition even more and lead to possible irreversible damage of the flexor tendons, blood vessels and median nerve within the carpal tunnel. How can the carpal tunnel syndrome be eliminated? By stretching and lengthening the overly restrictive flexor muscles that ‘close’ the hands and strengthening and shortening the extensor muscles that ‘open’ the hands, the carpal tunnel can return to its normal size, decreasing impingement of the tendons and median nerve, which also eliminates friction and causes the carpal tunnel symptoms to disappear. Now is the time to take the steps to prevent and/or eliminate carpal tunnel syndrome by starting a stretch / exercise program for your hands.     The Truth About Reverse Mortgages

     

    As an older American you can turn to "reverse" mortgages to seek money to pay off your current mortgage, finance a major home improvement, supplement your retirement income, or to pay for those unexpected health care expenses. These type loans can allow you to convert part of the equity in your homes into cash without having to sell your homes, move out OR take on any additional monthly debt. In a "regular" mortgage, you make monthly payments to the lender. However, with a "reverse" mortgage, you, the homeowner, receive money FROM the lender and, generally, you don't have to pay it back for as long as you live in your home. Instead, the loan is repaid when you die, you sell your home or you no longer live in it as your principal residence. Reverse mortgages are ideal for homeowners who have high value in their homes but are lacking in available cash, or income! It allows you to stay in your home and still meet your financial obligations! In many cases, these type mortgages can increase the quality of your live from the extra income you otherwise wouldn't have had! To qualify, for most reverse mortgages, you must be at least 62 and live in your home. The proceeds of the reverse mortgage are typically tax free, but check with your accountant, or CPA, to be safe. In addition, the typical reverse mortgage has no income restrictions whatsoever . The Three Basic Types of Reverse Mortgages are: Single purpose reverse mortgages which are offered by some state and local government agencies and certain nonprofit organization's Federally insured reverse mortgages, which are known as Home Equity Conversion Mortgages (HECMs), and are backed by the U. S. Department of Housing and Urban Development (HUD) . Proprietary reverse mortgages, which are private loans that are backed by the companies that have developed them. Single purpose reverse mortgages usually have very low costs. But they have limited availability and can only be used for a single purpose which is specified by the government or nonprofit lender making the loan. An example would be to pay for home repairs, home improvements or for property taxes. To qualify for these loans you have to currently be in the low to moderate income brackets in most cases. HECMs, and proprietary reverse mortgages, tend to be more costly than other type home loans. The upfront costs can, sometimes, be very steep. They are generally most expensive if you only stay in your home for a short period of time say less than 3 years. They are, however, widely available and have no income or medical requirements. They also can be used for any purpose you desire. You must meet with a counselor from an independent, government approved housing counseling agency, before you can apply for an HECM . The counselor is required to explain the loan's costs, financial implications, and all of the alternatives. As an example, counselors or supposed to tell you about other government, or nonprofit programs, for which you may qualify. The Counselors must also inform you of any single purpose, or proprietary reverse mortgages, that are available within your geographic area. The amount of money you can borrow with a HECM, or proprietary reverse mortgage, depends on several factors. These are: Your age The type of reverse mortgage you select The current appraised value of your home The current interest rates Where your home is located. In theory: The older you are and The more valuable your home is and The less you owe on it The more money you can actually get. The HECM mortgage gives you choices in how the loan proceeds are paid to you. These are: 1) The option to select a fixed monthly cash advance for a specific period or for as long as you live in your home. 2) The option of a line of credit allowing you to draw on the loan proceeds at any time in amounts that you have chosen. 3) The option to get a combination of monthly payments PLUS a line of credit. 4) HECM's generally provide larger loan advances, at lower total costs, than proprietary reverse mortgage loans. However, owners of higher valued homes can probably get larger loan advances from a proprietary reverse mortgage. This is only true if you have a higher appraised value and a smaller mortgage balance. If that is the case, you may likely qualify for greater funds with a proprietary reverse mortgage. NOTE The location, of your neighborhood, is only one part of the determination of appraised value. Loan Feature's Reverse mortgage loan advances are not taxable and, generally, will not affect your Social Security or Medicare benefits. You still retain the title to your home and you do not have to make any monthly payments. The loan must be repaid when the last surviving borrower has died, or sells the home, or no longer lives in the home as a principal residence. In the HECM program, a borrower can live in a nursing home or other medical facility for up to 12 months before the loan becomes due and payable. This keeps you from losing your home if you have to have extended medical care for several months at a time! If you are interested in a federally insured HECM, understand that ALL HECM lenders must follow HUD rules and guidelines . Many of the loan costs, including the interest rate, will be the same no matter which lender you select. Some of these costs are: The origination fee Closing costs and Servicing fees will vary among lenders. If you live in a higher valued home you probably will be able to borrow more from a proprietary reverse mortgage than from an HECM . Although it also, generally, costs more to borrow the money! The best way to see key differences between a HECM and a proprietary loan is with a detailed side by side comparison of the future costs and there benefits. Most HECM counselors, and lenders, can easily provide you with this very important information. No matter which type of reverse mortgage you are considering, be certain you understand all the conditions that could make the loan become due and payable. Ask your counselor, or your lender, to explain the Total Annual Loan Cost (TALC) rates. These show you the projected annual average cost of a reverse mortgage which also includes all the itemized costs.
